Signs Your Roof Needs Replacement in New Mexico

7 min read

New Mexico is hard on roofs. Between high-altitude UV exposure, monsoon storms, hail, and 50°F temperature swings in a single day, even quality roofing materials wear out faster here than in milder climates.

The good news: roofs almost always tell you they're failing — long before they actually leak. Here are the warning signs every Albuquerque, Rio Rancho, and Santa Fe homeowner should know.

1. Your Roof Is 15–20+ Years Old

Most asphalt shingle roofs in New Mexico last 15–20 years. Tile and metal can last longer, but the underlayment beneath them rarely lasts more than 25. If you don't know how old your roof is, that alone is a reason for an inspection.

2. Curling, Cupping, or Cracked Shingles

Walk around your home and look up. Shingles that are curling at the edges, lifting in the middle, or visibly cracked have lost their protective granules and are no longer waterproof.

3. Granules in Your Gutters

If you see what looks like coarse black sand in your gutters or downspouts, those are shingle granules. Heavy granule loss means your shingles are at the end of their life.

4. Sagging Rooflines or Soft Spots

A sagging ridge or soft spot underfoot indicates rotted decking — almost always caused by a long-term leak. This is a serious structural issue that needs immediate attention.

5. Daylight or Stains in the Attic

If you can see daylight through the roof boards, or you notice dark stains, mold, or a musty smell in your attic, water is already getting in.

6. Recent Hail or Storm Damage

New Mexico monsoon hail can shatter shingles and dent flashing. Even when the damage looks minor from the ground, it often voids warranties and accelerates failure. After any major storm, get a professional inspection — most insurance policies cover the cost.

7. Rising Energy Bills

A failing roof loses insulation value, especially around vents and flashings. If your AC bill keeps climbing without other explanation, your roof may be the culprit.

When to Replace vs. Repair

Isolated damage on a roof under 10 years old is almost always a repair. Widespread damage, multiple leaks, or a roof past its expected life is a replacement. We'll never push a replacement when a repair will do the job — and we'll always show you the photo evidence.
